The apartment was completely renovated in 2022 and is located in a quiet neighboring street. It is suitable for up to four people (1 double bed, 1 sofa, 1 (double)mattress. Facilities include: underfloor heating, workstation with monitor, 100 Mbit WiFi, dishwasher, small garden, free parking in front of the house, free communal washing machine. You can reach the stadium, trade fair and the city center in a few minutes by metro without changing trains. Children's travel cot, highchair and crockery are available.

The space
In the sleeping area there is a box spring bed (180x200 cm) with luxury topper and duvets in size 155x220 cm. In addition, a high-quality cold foam floor mattress is available that offers space for one to two people (children and adults) - no slacking even at > 100 kilos. The mattress can be folded out to 75x200cm or 149x200cm. Furthermore, there is a children's travel bed (sleeping area about 120x60) with padded insert (without mattress and bedding) or alternatively with "hanging hammock" for the very little ones.

In the living area there is a Netflix and Amazon Prime enabled smart TV. Access to RTL+ and Disney+ is included in the rental fee. There is also a comfortable sofa (not extendable).
The workspace is equipped with a desk, 24 "monitor (HDMI cable available) and desk chair. Clothes can be accommodated in two wardrobes with compartments and clothes rail. The dining table is extendable. Wifi with 100 Mbps/second is available. The bookshelf contain books and board games. All windows have a shutter or blinds (completely darkenable).

In the apartment there is a fully equipped Nobilia kitchen with 2-burner induction field, Bosch fridge (without freezer) and Samsung microwave with hot air and grill function. There are also kettle, filter coffee machine, soda stream and toaster available. There is no oven.

The bathroom has a floor-level rain shower. There is a vacuum cleaner and various cleaning appliances and supplies in the hall closet.

Bed linen for the box spring bed and the mattress, towels and shower towels, bath mat, drying cloths and dishcloths are included in the rent. Also toilet paper and kitchen roll, dishwasher cleaner and dish soap as well as filter bags. Bed linen for the children's travel cot must be brought with you.

The house and the residential area is very quiet. Appropriate consideration is also expected of our guests. Parties, smoking, and pets are not permitted.

For children, there are the following things in the apartment:
• Children's travel cot with padded sheets (without mattress and linens)
• High chair for children up to 10kg
• Children's dishes and utensils
• Some board games and books

Please note that we do not rent the apartment exclusively, but also use the apartment ourselves as a study. Of course, our tenants remain undisturbed during the stay, we do not enter the apartment during this time. In the cupboards, however, there are various materials and literature that are not included in the rental!

All ceilings and part of the exterior walls were reinsized as part of the renovation. The two skylights are also covered with a UV heat/cold protective film and all three windows can be completely blurred, so that the apartment does not heat up heavily even at temperatures > 35 degrees and does not cool down too much in winter.

Guest access
We live within walking distance of the apartment, and the key handover is usually done on site at Deutsch-Luxemburger-Straße. The apartment is on the second floor (no elevator) and is accessed via the central stairwell. The key is returned after consultation (personally or simply leave on the table and close the door). When occupied by two or more adults you will receive a second set of keys.

Other things to note
The apartment is very quiet in a Tempo 30 zone and Anliegerstraße, but at the same time very convenient for traffic. The U-Bahn (U42, Grotenbachstraße stop) can be reached within 10 minutes from the exhibition centre or the stadium within 300 metres. The city center is about a 15-minute drive. You don't have to change.

A bus stop is also 300 metres away. The lines 446, 449 and the night bus NE 8 run here. The 447 and 448 lines run about 500 meters away.

Shopping facilities include a Lidl (900 meters) and a drink (550 meters). There is a small shop (=kiosk) one street corner further (150 meters). In about a kilometer walking distance is the pedestrian area Harkortstraße of the Hombruch district with many shops and restaurants.

Check-in is possible Monday to Friday from 3 pm, previously only in exceptional cases and by prior arrangement. You can also check in earlier on Saturdays and Sundays. In the evening, check-in is usually possible until about 22: 00, regardless of the day of the week.
